When Should You Contact a Realtor? Earlier Than You Think.
Most people wait until they feel ready before reaching out to a real estate agent. They want the finances sorted, the timeline clear, and a solid idea of what they want before making that first call.
But here's what I've learned after years of helping buyers and sellers across Grundy County and surrounding areas. Waiting until you feel completely ready often means missing the best opportunities, making rushed decisions, or skipping steps that actually matter.
The best time to reach out is before you think you need to.
You don't need a pre-approval in hand or a moving truck booked. If you have questions about the process, want to understand your options, or are just starting to think about what a move might look like for your family down the road, that's exactly what agents are here for (me! 👋🏻).
Here's a Real Example
I met a couple at one of my open houses in December 2024. They weren't ready to buy. They had questions. Should they keep their current home as a rental when the time came? Should they sell it? What would the process even look like?
We talked, stayed connected, and looked at homes here and there over the next year. No pressure. No timeline forcing anything. Just honest conversations whenever it made sense for their family.
Then this spring they knew they were ready so when the right home hit the market in Dwight, IL, they knew it was the one.
Getting there wasn't easy. We worked through inspection concerns, navigated appraisal questions, and made sure every decision was the right one. One thing that helped was that they were financially able to buy their new home before selling their current one, which meant we could focus on making smart decisions instead of rushing.
And once the new home was secure, we listed their current home. Bonus: It went under contract quickly with multiple offers.
On closing day, as soon as the paperwork was done, mom and baby headed straight to their new home and jumped into the pool. That's the part that stays with you.
That closing started with a conversation at an open house more than a year before anyone signed anything.
