How to Prepare to Sell a Home Filled with Decades of Belongings

Have you inherited your parents’ home and all their stuff but don’t know where to begin?

Call me to discuss the process of clearing out estate houses and selling a home currently filled with belongings.

I can help guide you through the steps to:

● Hire a removal service or someone to empty the contents of the house for a fixed price.

● Work with an estate sale company or estate liquidator for a percentage.

● Auction the items on eBay, Etsy, or Facebook yourself and donate the rest.

● Sell the house with some of the items inside.

● Use a combination of some of the above.

● CASH SALE – AS IS

Selling an empty house is usually easier than selling one with junk, and it may bring in a higher price.

How Your Listing Shapes What Buyers Think Before They Ever Walk In | Christy Schmaedeke

How Your Listing Shapes What Buyers Think Before They Ever Walk In

How Your Listing Shapes What Buyers Think Before They Ever Walk In

Before a buyer ever walks through your front door, they’ve already met your home.

They’ve seen the photos. Read the description. Checked the price. Scrolled through every other listing in their range. And whether they realize it or not, they’ve already started deciding where your home lands on their list.

That’s a lot of judging happening before anyone gets a chance to see the real thing in person. So let’s talk about what buyers are actually looking at, and how I make sure your home gets a fair shot.

Buyers Shop Online First

Most of the homebuying search starts on a phone. Someone’s on the couch at night, scrolling listings in Morris, Minooka, or Channahon, swiping through photos pretty fast.

If the first few photos don’t grab them, they keep going. They don’t call to ask what the kitchen really looks like. They just move on to the next one.

And that’s the part that stings for sellers. You can have a well-kept home with so much to offer, and buyers can still scroll right past it if the listing doesn’t show it well. 👀

Every Piece of the Listing Plays a Part

When a home comes to market with me, I’m thinking about all of it together:

  • Prep and staging. Helping your rooms feel open, clean, and easy for a buyer to picture themselves in.

  • Photography. Bright, professional photos that show the space the way it feels in person.

  • Video. Giving buyers a sense of the flow and the setting, especially for homes with land or water views.

  • The description. Specific details about what makes your home and its location worth a look, written so it doesn’t sound like every other listing out there.

  • Pricing. Where your home sits compared to what else buyers are seeing at the same time.

  • The introduction. How we bring your home to buyers and to the other agents who are working with them.

Waiting doesn't always mean lower

Here's something most people don't realize. Rates averaged about 6.6% across 2025. This fall they climbed back over 7%, and right now they're sitting around 7.4%.

Nobody can tell you for sure where rates go next. Not me, not your cousin who follows the news, not the guy on TV. They could come down. They could keep going up.

Meanwhile, life doesn't pause. The lease comes up for renewal. The family grows. The house you loved in Shorewood or Coal City sells to someone else.

I'm not saying go buy a house tomorrow. If the numbers don't work for you right now, waiting can be the smart move. I just don't want you waiting on a number that may never come back.

None of these alone sells a house. But together, they shape how buyers see your home, what they believe it’s worth, and whether they want to book a showing.

Your Competition Is Every Listing on Their Screen

Most sellers think about the house down the street that’s also for sale. That matters. But buyers aren’t comparing you to one home.

They’re comparing you to everything that fits their search. That could be a home in Coal City, a ranch in Seneca, and a newer build in Minooka, all sitting side by side in the same scroll.

So the question I’m always asking is pretty simple: when your home shows up next to all of those, does it make someone stop?

Value Has to Be Shown

Here’s the thing. If we’re asking buyers to see the value in your home, the marketing has to help them see it.

A buyer can’t feel what it’s like to drink coffee on your back patio or watch the river from your yard unless the listing gives them a reason to imagine it. That’s the job of everything I listed above.

When the presentation is right, buyers come in already interested. That usually makes for better showings and stronger conversations once offers start coming in.

The First Few Days on the Market Matter

When your home goes live, it’s new. Buyers who’ve been watching their search get the alert. Agents who have clients looking in your price range take a look. That’s the moment when the most people are paying attention.

If the listing launches with dark photos, a thin description, or a price that doesn’t line up with what buyers are seeing elsewhere, that first wave of attention can pass you by. And once a home sits for a while, buyers start to wonder why. Even if nothing is wrong with it.

Fixing the listing later is possible. New photos, a price change, an updated description. But you never get that “just listed” moment back. That’s why I’d rather take the time to get it right before it goes live than try to catch up after.

What You Can Start Doing Now

You don’t have to wait until we’re ready to list to start getting your home in good shape. A few things that help almost every home:

  • Clear off counters and surfaces. Less stuff makes rooms look bigger in photos and in person.

  • Take care of small repairs. Loose cabinet handles, burnt-out bulbs, dripping faucets. Buyers notice them, and they add up.

  • Let the light in. Open blinds, clean windows, and swap out dim bulbs before photo day.

  • Pay attention to the outside. The front of your home is usually the first photo buyers see. Trimmed bushes, a swept porch, and a tidy yard go a long way.

  • Think about your pets. If you’ve got dogs like I do, plan where they’ll be during photos and showings, and pick up toys and bowls so the space reads clean.

You don’t need to do a full renovation. Most of the time it’s the small, simple stuff that makes the biggest difference in how a home comes across.
