Numbers on a sign don't mean much without the story behind them, so here's the full one.
I recently listed a 5-acre Cape Cod in Verona with a pole building and a creek running right through the property. It went under contract in just 4 days, with six offers on the table and a final sale price over asking.
Here's how that actually happened, and what it can tell you if you're weighing a sale of your own.
My sellers had bought this home only two years before I met them. They genuinely thought it was their forever home. Then a work transfer changed everything, and they needed to sell a property they had planned to grow old in.
That's more common than people think. Most sellers I work with in Grundy County or the surrounding areas aren't leaving because they fell out of love with their home. Life changed underneath them, a job, a family need, a next chapter, and the house has to catch up to that change. This particular sale moved quickly because the property was well prepared and put in front of the right buyers, not because every listing in Morris or Minooka sells this fast.
What does it mean when a home sells "over asking"? It means the final sale price came in higher than the original list price, usually because more than one buyer wanted the home and competed for it. It's a sign of strong buyer demand for that specific property, not a guarantee for every home in the area.
Should I prepare my home before listing it, even if I'm in a hurry to sell? In almost every case, yes. Professional photos, a clear marketing plan, and getting the property in front of the right buyers made a real difference in this sale. Even a short prep window is usually worth it.
